Access Statement

Introduction

Our self catering cottage is a converted barn originally built around 1870.
The ground floor is all on one level bar the steps down to the utility and sauna. However, these can be accessed down a ramp on the outside.
Bedrooms are all on the first floor.
The property forms an 'L' shape with garden along the length and a gravelled drive to the side.
The inside of the 'L' forms the secluded courtyard garden.
We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you and helping in any way we can.

Pre-Arrival

• We have, we hope, a fairly extensive website and we are also listed on Yorkshire.com and Exploringengland.com
• Bookings / enquiries can be made by via email, phone or fax.
• We are in a rural location with the nearest village of Sheriff Hutton just over 1 mile.

• The nearest bus stop is in the village of Sheriff Hutton.
• The nearest train station is either York or Malton - both some 12 miles away.
• We would recommend having your own car.
• We do not have any specialist disabled equipment, though I believe such things can be hired.
• We can arrange for Hampers of local produce (when available/in season) and meals provided by exterior catering, so please advise us of your requirements.
• Dustbins / recycling are on alternative Thursdays.
• The nearest shop mobility is in York: Marks and Spencer's Car Park.

Arrival & Car Parking Facilities

• There is a coded security gate with intercom to our house. Code is issued on confirmation of your booking.
• Clear black and white signs lead you up the drive to the property.
• The arrival area is gravelled, with pathways in Indian stone flags which can be uneven. A PIR sensor lights illuminate the length of building.
• Luggage can be unloaded within feet of the front door. If bulky, the exterior traditional granary steps lead directly to the 1st floor bedrooms.
• There is ample parking for at least 2 cars. Covered parking can be arranged in a nearby barn.
• The entrance at the front door is level. The door is 105cm wide; the door lip has a rise of 10cm and 17cm deep with a drop of 4cm.

Light switches are inside to the left.
• Access to the other external side doors is via Indian stone pathways 85cm wide, and 57cm wide to the back door down one step or via a grass slope.
• All exterior doors have weather boards/steps. These are all approx. 10cm high and 17cm deep. Internal drops are some 4cm. All doors enter onto mats on top of stone flags.

Main Entrance & Reception

• The outer hall is approx. 1.3m x 2m with no obstructions leading to a semi-glazed door 82.cm wide, leading to the inner hall.
• The inner hall is L-shaped and with approx. 3m x 3m free space and unhindered by furniture.
• On the left is the door to the sitting room.
• Round the corner to the right is the door (65cm) to the downstairs loo, basin and walk-in shower room.
• The stairs to the first floor rises from here.
• From the Front door other external entrances are as follows:

The Indian stone paths lead from the front door/ gravel area to the large Terrace and French doors (half 65cm or 128cm double width) into the sitting room.

The path leads on to the next door (92cm) leading directly into the snug area and kitchen.
• The back door is further along the path 57cm wide and down a big step of 40cm, or down the grassy bank. This door is 80cm wide and leads directly into the utility room.

Public Areas - General (Internal)

• From the inner hall the stairs rise to the first floor. There are 14 steps with steel rail and glass panels to the right. The rises are 20cm x 26cm deep and 84cm wide. LEDs light every few steps and up/down lighters ensure good visibility.
• The majority of lighting is down lighter ceiling lights or pivotal spot lights. Short pile wool carpets cover the stairs (not the bottom step) and upper floor.
• The main living areas are all very open plan.

Public Areas - WC

• The downstairs shower room has a designer pedestal basin (81cm height) with single joystick tap. The door is 65cm wide. Ample down lights and illuminated mirror provide all the light.
• The rectangular walk-in shower has a step of 5cm x 54cm wide to enter the tray area. The main showering area is 76cm x 110cm with a power head and 4 body jets.
• The loo height is 43cm, with 30cm to the left and the shower cubicle. The basin is the right.
• The free space is approx. 1.35m x 1.35m.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

SITTING ROOM:
• Accessed from the inner hall door (83cm) and from the kitchen/dining/snug door (110cm).
• As with everywhere else downstairs, the flooring is travertine stone tiles with rugs.
• Furniture is all freestanding.
• The sofas (3 seater and 2 seater) both have arms. There are plenty of feather cushions provided.
• There is 1 easy leather suede chair with arms, and the desk area has 1 leather folding chair with arms.
• 1 x 42" Sky HD TV with remote control for sound system is provided.
• This TV along with the wireless keyboard accesses the internet and email facilities.
• There is a wood burning stove to the right of the terrace doors.

SNUG/DINING/KITCHEN AREA:
• This is a huge open plan area.


DINING ROOM:
• The dining room is central to the kitchen / snug area.
• The table (moveable) is 220cm long x 100cm wide and 80cm high.
• Free space between table and walls is 0.5m to one side and 1.3m towards the snug area. To the patio door side it is 1.2m and 1.2m to the north wall.


SNUG AREA:
• Leading from the sitting room you enter the snug area. This has a 2-seater sofa bed with 2 x 'two-to-share' chairs all with arms and cushions.
• There is a circular table with a lamp and a large coffee table.
• Viewed from here is the 32" Sky HD TV linked to the sound system. It has its own remote, but should be operated from the central walk-around controller.

Laundry

UTILITY ROOM:
• Approached from the kitchen via 2 broad steps 85cm x 110cm with a drop of 20cm. The second step is 33cm x 150cm with a drop of 20cm.
• There is a standard size automatic washing machine with a separate condenser dryer.
• These are housed within kitchen units with a Belfast sink between the two (height 95cm).
• There are plenty of hooks for coats and a rack for wellington boots.
• The ground heat source pump and water tank are also situated in this room.
• As you descend the steps there is a glazed door to the right leading to the ramp up to the courtyard terrace and pathways with planting, seating and fountain.
• Directly opposite the steps is the sauna which measures 120cm x 140cm. The door is 53cm. There is seating for 2 comfortably with a radio/CD player, a light panel and aromatherapy dispenser.

Shop

• Not Available on site.
• Post Office in the village of Sheriff Hutton or Terrington - over 1 mile away. There are no footpaths/pavements to the village only grass verges.

Leisure Facilities

TENNIS COURT:
• The tennis court is 20 metres from the front door/ terrace.
• It is an all weather hard tennis court and though used occasionally by the owners, is available to tenants.
• Though no official "Games Room", there is a trampoline and ping pong table available upon request.

Outdoor Facilities

• The terrace from the Sitting Room leads directly onto a large grassed area. This is not enclosed other than by new planting and hedges.
• The enclosed south facing courtyard is accessed either from the dining section of the Kitchen/Dining/Snug area or the Utility room. The large terrace area has a circular table with umbrella and 6 hardwood chairs with cushions.
• The dining patio doors threshold is 6cm x 17cm with a 10cm drop leading directly onto the raised section of terrace.
• From this terrace are either two steps (56cm deep x 190cm wide and a drop of 20cm) leading to pathways and seating area, or these can be accessed down a gradual slope of 1:10 towards the utility door and then flat onto paths.
• The other side of the terrace also has two steps with a drop of 18cm to a step 60cm wide x 45cm deep and a drop of 14cm onto the pathway.

• There is another small terrace directly outside the back door from the Utility room to the north side to the rubbish bins and recycling.

Conference & Meeting Rooms, Banqueting, Clubs, Entertainment

Bedrooms

ROOM COMBINATIONS:
• All bedrooms are on the first Floor.
• 1 King size double bed with ensuite.
• 1 King size bed with ensuite which can be divided into twin beds of 2'6".


GENERAL:
• Feather duvets and pillows are provided in each room.
• Sheets, duvet covers and pillow cases are 100% cotton.
• Bedrooms are equipped with wall mounted flat screen TV all with remote control.
• Short pile carpet from the stairs and throughout first floor but not bathrooms.


FIRST FLOOR:
• Reached from inner hall via stair case of 14 steps with a landing at the top.
• Handrail is to the right. LEDs illuminate steps.
• The landing is 1.25m x 1.5m, with an external door (105cm) to the external steps. The step has a 5cm lip x 17cm wide and drop of 20cm) onto a large step of 140cm by 165cm.
• The External steps handrail to the right with scalped steel design.
• The Yorkshire stone steps measure approx. 24cm deep x 115cm wide with a 18cm drop. There are 15 steps to the gravel driveway.


MASTER BEDROOM:
• Corridor from landing (95cm x 260cm). Door 76cm wide. There is a low chest which restricts the gap by the entrance to the ensuite bathroom to 55cm.
• Double 5ft King Size Bed.
• Wall mounted bed head. Bed height is 65cm. Space beside the bed to the left is 1.7+m and 0.9+m to the right and 1.1m at the bottom of the bed.
• 32" Wall mounted flat screen TV with free view and sky operated with downstairs remote control.


DOUBLE ROOM:
• Door from landing is 76cm wide.
• 5Ft King Size double bed which can be split into two 2'6" single beds.
• Bed height is 70cm. Free space to the right of the bed is 0.7m and 1.2m to the left and 0.8m to the end of the bed. (These would be reduced if the beds were split).
• 26" wall mounted flat screen TV with free view and Sky. (Same choice as Bed 1).
• Built in wardrobe with shelves and hanging rails. Safe.
• Door to ensuite is 68cm.

Bathroom, Shower-room & WC [Ensuite or Shared]

DOWNSTAIRS SHOWER ROOM WITH LOO AND BASIN:
• Door width 65cm. Walk in shower with body jets as described under public areas.


ENSUITE BATHROOM TO MASTER BEDROOM:
• No door. Glass wall on one side.
• Loo height is 44cm.
• Bath with flexible pull-out shower. Bath height is 63cm. Double ended with pillows.
• Available free space is 0.9m x 1.5m.
• Twin basins with pop-up wastes set on granite surface over vanity unit with two pull out drawers.
• Flooring is polished slate tiles and part walls.


ENSUITE TO BEDROOM TWO:
• Basin over cabinet with one shelf. Illuminated mirror with cupboard over with 3 shelves.
• 'P' shaped bath (height 60cm) with shower over and glass curved door.
• Loo height is 44cm and free space is 1m x 1.6m.
• Floor and walls are Travertine stone.

Self-Catering Kitchen

KITCHEN:
• The kitchen area is at the Utility end of the Snug/Dining/Kitchen area.
• The granite worktops are 91cm high.
• The oven door is drop down. Height of lowest shelf is 60cm and can be accessed from both sides.
• The hob is 91cm high set into the worktop
• Integrated larder fridge and freezer: highest shelf is 185cm and lowest freezer drawer is 50cm.
• Integrated dishwasher by sink.
• There are two stainless steel sinks (one on the island) set into the workshops with duo taps.
• There is a central island with a preparation area to one end and breakfast bar with two adjustable high stools on the courtyard side.
• At least 1.03m free space between units and worktops.
• Flooring, as everywhere else is Travertine stone.
• Lighting is under counter floor lights with ample spots to work areas, as well as banana leaf fans.

Grounds and Gardens

• The Indian stone paths lead from the front door/ gravel area to the Terrace and on around the side of the building to the Snug door and eventually the Back door.
• The back door is further along the path and down a big step, or down the grassy bank to the Back door.
• The Large Terrace to the west/north from the sitting room has two benches and side tables and leads directly onto the slightly sloping grass area. All on one level.
• The south facing courtyard garden has a large Indian stone terrace with steps down (56cm x 90cm x 20cm drop), or sloping ramp (1:10), to a criss-cross of paths with central water feature and imaginative planting. There is also a set of small steps (45cm x 60cm x 20cm drop) from the terrace to the Japanese area.
• There is a small seating area with a wooden bench with arms.

Additional Information

• Light switches and power points are at the height set by building regulations.
• The mobile reception is poor, but there is a landline in the Granary.
• We do not have available assistance aids.
